Every year we try and put down a review on how things were over the past year. A year of tragedy for the world , our country and our people.
It was strange to have to carry on working in our industry. A need to keep the economy in some state of forward movement with house sales as a contributor. As a business we had a mix of home working and conversion of the office to be ‘Covid Safe’.
The early part of 2020 saw a good return on sales but with challenges at the upper end market.
The stamp duty holiday lead to huge activity in the upper end and also gave some levelling of the playing field in the competition between second-hand and new homes. The incentive of stamp
duty contribution was no was no more but Help-to Buy and other incentives still there.
Virtual viewings and video viewings were recommended to us but on review the buyer/owner
feedback was that it wasn’t like the real thing and it was an obstacle. The want was to see the real thing but under ‘Covid Safe Rules’. Our decision was to take the latter choice and it paid dividends for our owners. Head down, be respectful,careful,understanding and be as positive as possible.
The result was 149 second-hand sales in comparison to our 101 in 2019. Our nearest competitor registered 75 second-hand sales (24 better than previous) whilst others were marginal in the second-hand stakes.
I suppose it was said that in the times of uncertainty, safety was taken in investing in ‘Gold or Bricks’.
We did see an upsurge in appetite to buy a home. So much so we agreed sales on 8 out of 10 properties we took on (183 instructions with 149 sales). Our competitors with over 24 instructions managed between 6.7 and 4.8 out of 10.
