PRESENTATION, CONDITION & DOWNSTAIRS LOO HAS BEEN APPRECIATED BY THE MATURE BUYER

Looking at the sales we have done to the more mature buyer it is pretty clear that condition and presentation is something that has influenced the buying decision.

Properties that need upgrading are in the end turned down. The need to be living in a property while work is going on around them is on reflection something that they don’t want to undertake. The change of a wall colour, new carpet, new windows or a bath into a double shower seem to be acceptable as there is no too much inconvenience.

On two storey homes the existence of a ground floor cloakroom has been a definite want. The ability to fit one in somewhere or the existence of one has shown a better price paid for what is the smallest room in the house, compared to other homes without one.

There has also been a want for larger modern homes this year but with easy maintenance garden. Relocating retired buyers looking to downsize in land but not in accommodation. The ability to move to the area and buy a large modern home for a lower price and accommodate their furnishings has been a big attraction. Lansdowne Park has been very popular.
